CONDITIONS OF
The terms and conditions of the holiday letting as agreed by both parties are as follows and departure from same by you permits the owner or agent to refuse the key, amend the rent, or immediately terminate the occupancy. If a complaint is received the property will be visited and written warning of breach of conditions will be given; a second visit will result in eviction.
Office Hours are Monday to Friday
The person making the booking must stay in the property and will be held responsible for conduct of all guests. The premises are let to you for holiday purposes only for the period stated on the final receipt and for the maximum persons per bed of premises booked. Exceeding maximum numbers will render the guest liable to cancellation of booking immediately and deposit will be deducted immediately if exceeding more numbers than booked originally

The premises are to be left in a clean and tidy condition. (Please ensure dishes, pots and pans etc. are washed and put back into cupboards.) Failure to do so will incur a charge for extra cleaning which will be deducted from your security deposit. If BBQ is provided, a cleaning fee of $15 will apply if the BBQ is not left clean.
All tariff/bond payments can be paid by money orders, cheques, bank deposit/transfers or credit cards. There will be a 2% ser charge for all visa and mastercard payments.
Depending on the property booked $300 or $500 will need to be paid to secure the property, $50 booking fee will be charged and non refundable and the deposit of $250 or $450 will be refunded maximum 14 days after your stay. Non-payment of this deposit will be deemed to be a cancellation of the booking. The balance of rent must be paid 14 days prior to arrival. (Christmas and Easter, public holidays - see below)
CANCELLATION on your booking will incur the full deposit paid unless the property is re-let an administration fee of $120 will be deducted from the deposit (this excludes Christmas, Easter and public holidays).
You are required to allow repair and/or service personnel to enter the premises for the purpose of conducting any repair or service deemed necessary by the agent.
In the event of the property being offered for sale, inspections with prospective purchasers may be necessary during reasonable hours, by appointment.
The booking is made in good faith by our office and may be subject to change. While we cannot accept responsibility for “actions” taken by the owner of the premises -outside of our control, we will endeavor to assist you. The tariffs are reassessed annually.
Pets are not permitted on or inside the premises. If permission has been given for pets at the premises and you have paid the correct bond to allow pets and there is extra cleaning involved after your stay, this will be deduction from your bond. If you have brought a pet without written consent your bond will be deducted in full.
All damages, breakage or losses to the property, furniture and furnishings are to be reported to the agent and paid for by the guest immediately. Should you discover a default or breakage when you arrive please advice or we will consider those responsibilities of the current guest and charge accordingly. All damages and extra cleaning needed will be taken from your credit card accordingly or you could be fined up to $1000.
Lost keys - A fee will be charged if the agent is called out after
No responsibility is taken for guest's personal property left on the premises. Landlord's insurance does not cover loss of guest's belongings.
No provision can or will be made for relocation if accommodation is deemed unsatisfactory on arrival other than on the basis that the full rental due be forfeited and full rental on new premises is paid prior occupancy. Guests must accept premises "as booked" and cannot be relocated. We are careful not to misrepresent any rental property. NO REFUND IS GIVEN IF YOU ARE NOT SATISFIED WITH YOUR ACCOMODATION.
The agent endeavors to have any repairs to appliances attend to as soon as possible after reporting of same. However, due to unforeseen circumstances (e.g. having to order parts or non-availability of trade’s people) the immediate repair may be beyond our control. No responsibility is accepted by the agent for these unforeseen circumstances. There will be no refunds or discounts deducted from tariff for unusable appliances awaiting repair.
Security bonds. Funds will be deducted from the security deposit if we need to make a claim which may include, but is not limited to, the following: excess cleaning fee, damage or breakage, excess garbage removal, late check out, telephone calls (if applicable). Where the total amount claimed for damages, etc exceeds $150, an agent's fee of $50 applies.
No private functions are to be held at the rental properties without written consent of owner, if this happens full bond money will be deducted immediately.
This office will not be held responsible for any noise from construction work occurring close to holiday properties.
The disposal of all rubbish and garbage generated from your stay is your responsibility and we ask that you dispose of it in the garage bin outside provided. If you have extra rubbish please take it upon your departure or the removal of extra rubbish will be charged accordingly.
All doors and windows are to be securely locked upon departure. If there is an alarm at the property and its not turned on when vacating you will be charged accordingly for not securing the premises. If this is not done and the property is damaged or entered due to failure to secure property, an amount equal to or no less than the insurance excess will be taken from your credit card/ deposit bond.
Smoking is not permitted indoors.
Pool and dams on the property are to be supervised at all times if you have a young child on the premises. Our office will not be held responsible for any incidents that may arise.
At all times you are required not to interfere, or cause or permit interference, with the reasonable peace, comfort or privacy of the neighbors. If this acures and our office receives a complaint your bond will be deducted and if needed too the police will be called.
No firecrackers are to be used at anytime whilst staying at the property. Complaints from the neighbors will result in a fine taken from your bond.

EASTER, CHRISTMAS AND PUBLIC
The balance of all monies must be forwarded to the agent two (2) months prior to arrival. Failure to do so will be considered a cancellation of the booking. No reminders will be issued.
CANCELLATION within two (2) months of arrival will result in full forfeit of monies paid unless the property is re-let then that’s when a $120 administration fee applies.
